Please read these Terms & Conditions carefully before making a booking or enquiry with Elm & Oak. By booking a property or using our services, you agree to be bound by these terms.

1. About us

2. Bookings and confirmation

A booking is confirmed when you have received written confirmation from Elm & Oak and a deposit or full payment has been received. Until this point, your enquiry does not constitute a confirmed reservation. We reserve the right to decline any booking at our discretion.

3. Payment

Payment terms are confirmed at the time of booking. In most cases, a deposit is required to secure the dates with the balance due before arrival. Full payment details will be provided on confirmation. Prices are in GBP and inclusive of any stated charges.

4. Cancellation policy

Cancellation terms are confirmed at the time of booking and will vary by property and booking type. In general:

• Cancellations more than 30 days before check-in: deposit retained, balance refunded (if paid)
• Cancellations within 30 days of check-in: full booking amount retained
• We strongly recommend purchasing travel insurance to protect against unforeseen cancellations

We reserve the right to apply different cancellation terms for specific bookings, events, or promotional rates. The applicable terms will be stated at the time of booking.

5. Check-in and check-out

Check-in and check-out times are specified per property. Early check-in or late check-out may be available on request and is subject to availability. Failure to vacate the property by the specified check-out time may result in additional charges.

6. Guest obligations

By making a booking, you agree to:

• Comply with the house rules of the property, which will be provided prior to or on arrival
• Treat the property and its contents with care and respect
• Not exceed the maximum guest occupancy stated for the property
• Not use the property for any unlawful purpose
• Not hold events, parties, or gatherings without prior written consent from Elm & Oak
• Vacate the property by the stated check-out time
• Report any damage or maintenance issues to Elm & Oak promptly

7. Damage and liability

You are responsible for any damage caused to the property or its contents during your stay beyond reasonable wear and tear. Elm & Oak reserves the right to charge for repair or replacement of damaged items. A security deposit or pre-authorisation may be required for certain bookings.

To the fullest extent permitted by law, Elm & Oak is not liable for any loss, damage, injury, or illness suffered during your stay, unless caused by our negligence or breach of duty.

8. Pets

Pets are only permitted at properties where this is explicitly stated. Where permitted, additional terms and conditions may apply. Guests are responsible for any damage or additional cleaning required as a result of bringing pets.

9. Smoking

Smoking is not permitted inside any Elm & Oak property. Any evidence of indoor smoking may result in additional cleaning charges being applied.

10. Property management services

Where Elm & Oak provides property management services to landlords, the terms of that arrangement are governed by a separate management agreement. These Terms & Conditions apply to guest bookings only unless otherwise stated.

11. Amendments

We reserve the right to update these Terms & Conditions at any time. The current version will always be available on this page. Your continued use of our services after changes are published constitutes acceptance of the revised terms.

12. Governing law

These Terms & Conditions are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
